Home Loan Basics

What exactly is a Home Loan?

Home loan refers to the loan offered by banks or other financing institutions for the purpose of purchasing, constructing, or remodeling a house, whereby the property acts as collateral until the completion of the loan repayment process.

The moment you get a loan for housing, the bank makes the payment on your behalf to the contractor or the seller. You make payments to the bank on a month-on-month basis called EMIs, which normally extends anywhere between ten and thirty years. Your interest rate is either fixed, where it remains constant throughout, or floating, which is linked to the RBI repo rate.

Home loans in India are mostly on a floating interest rate basis; this means that EMIs can increase or decrease depending on market conditions. This loan has the underlying mortgage of the house till the time you completely clear your loan.

Who Can Apply

Minimum Eligibility Criteria

Banks consider your salary, age, credit rating, and job stability when granting you a home loan. This is what banks usually ask for. The rate depends upon your CIBIL score, your earnings, loan amount, and the bank you have selected. The following rates are indicative of those charged to salaried candidates with a CIBIL score more than 750.

Hidden Costs Explained

Bank Charges You Must Know

While most borrowers pay attention only to the interest rate, the actual expense of a housing loan includes many other costs as well, which could total ₹80,000 or even more.

Pros & Cons

Benefits and Drawbacks of a Home Loan

A home loan is a big financial commitment. Knowing the advantages and challenges can help you make smarter decisions and stay prepared for any unexpected situations.

Benefits

Own Your Home Sooner

You don't need to wait 10–15 years saving up - move into your dream home today while paying gradually.

Substantial Tax Savings

Deduct up to ₹1.5L on principal (Section 80C) and ₹2L on interest (Section 24b) every year - reducing your tax burden significantly.

Builds Long-Term Wealth

Real estate has historically appreciated 8–12% annually in Kerala - you're investing, not just paying rent.

Improve Your CIBIL Score

Consistent EMI payments over time significantly boost your credit profile, opening doors to better financial products.

Flexible Repayment

Top-up loans, balance transfers, and prepayment options give you control over your loan journey.

Things to Watch Out For

Long-Term Commitment

A 20-year EMI is a serious financial obligation. Any income disruption can create repayment stress.

Floating Rate Risk

If the RBI raises rates, your EMI or tenure can increase - sometimes significantly from what you budgeted.

Total Interest Can Be High

On a ₹50L loan at 9% for 20 years, you pay nearly ₹57L in interest alone - almost double the principal.

Property Is Mortgaged

Until full repayment, the bank holds your property documents - limiting your ability to sell or transfer.

Hidden Processing Costs

Legal fees, insurance, stamp duty, and documentation costs can add ₹50,000–₹1,00,000 upfront.

Avoid These

Avoid These Expensive Mistakes When Applying for a Home Loan

01

Applying Only One Bank

  • Choosing your regular salary account bank may seem easy, but comparing options can help you find interest rates that are even 0.5% lower — potentially saving ₹3–5 lakh over a 20-year loan period.
02

Skipping a CIBIL Score Check Before Applying

  • If your CIBIL score is below 700, lenders may reject the application or offer higher interest rates. Reviewing and improving your score beforehand can improve approval chances and prevent unnecessary score damage from multiple rejections.
03

Taking the Highest Loan Amount Available

  • Even though banks may approve 80–90% of the property value, borrowing the maximum amount is not always wise. Higher EMIs can strain your FOIR and reduce your financial flexibility during emergencies.
04

Overlooking Proper Documentation

  • Missing or incorrect documents can slow down the approval process or lead to rejection. Issues like title disputes, absent Encumbrance Certificates (EC), or incorrect KYC papers are among the most common reasons for home loan delays in Kerala.
05

Agreeing to Bundled Insurance Plans

  • Many lenders recommend insurance products along with home loans, but these are usually optional. In many cases, separate insurance plans from independent providers are more affordable and offer better value.
06

Ignoring Extra Expenses Beyond EMI

  • Many homebuyers focus only on EMIs and overlook additional costs such as interiors, registration charges, maintenance deposits, and shifting expenses. Keeping an extra 15–20% budget aside can make the transition much smoother.
